Structural Design

Design should encompass measures to remedy current defects, strengthen the building as necessary for its proposed use and to encourage longevity with appropriate maintenance levels and procedures.


Structural inspections for property owners and buyers
General Structural Inspection
In a GSI we will inspect and report on the structural condition and adequacy of all the readily accessible load-bearing elements of the property (not just a specific problem or location). The report will detail the condition and structural adequacy of all the load bearing elements inspected. It will identify any structural defects and concerns and will detail what needs to be done for remedial works or what further investigations may be required. It has to be noted that a GSI does not include those aspects normally dealt within a Surveyors report, such as services, decorations, roof coverings and the like, the position of the property with respect to local amenities and the condition of the property with regards to dry rot, timber infestation, dampness, vermin and the like. We do not normally move heavy furniture, lift floor coverings or make exploratory holes during an inspection. If there is a loft space we will require full access. If our Engineer considers that access to any area would be unsafe, or potentially unsafe, we will be unable to access such areas.
Specific Structural Inspection
A SSI is a visual inspection of a particular structural issue or concern identified by a professional body (such as a RICS surveyor or mortgage lender), or raised by an individual homeowner. The inspection will also cover any directly related structural matters.
The SSI aims to identify observable structural defects and concerns relevant to the stated issue and to provide professional advice on appropriate remedial works and/or the need for any further investigations.
The inspection is strictly limited to visual observations of the matters, concerns, or problems expressly stated in the report request or raised by the client. Accordingly, parts of the property not related to the specific issue may not be inspected as part of the SSI.
The inspection will be undertaken externally and internally as necessary. Full and safe access must be provided to all relevant areas. We do not normally move heavy furniture, lift floor coverings, or carry out intrusive or exploratory works (such as opening up). If the Engineer considers that access to any area is unsafe or potentially unsafe, that area will not be accessed.

More than 48 hours’ notice: Cancellations made more than 48 hours before the scheduled appointment will receive a full refund.

25–48 hours’ notice: Cancellations made between 25 and 48 hours before the appointment will be charged 50% of the agreed fee.

Less than 24 hours’ notice / No-show: Cancellations made with less than 24 hours’ notice, or failure to attend, will be charged the full agreed fee.
Note: We reserve the right to arrive up to 30 minutes early or late due to traffic or operational circumstances.
